For some reason I've found shooting run down streets difficult. What looks to have a lot of character in person just translates to a boring empty street on film. But you've done a very nice job capturing that feeling her. (I think the B&W definitely helps).
I believe this was shot digital, if so did you just use a polarising filter or did you add the vignetting on the upper part artificially ? The photo would look truly retro without the STOP sign and satelite dish :)
